Tips for Selling
1) Know what your neighbors sold their place for.
People are often surprised at the value of their homes. Usually the surprise is a good one. 2) Competitively price your home and make it look great! Price your home so that it will sell. If the price is too high, you might be scaring away potential buyers. The search function of the MLS system is extremely precise when it comes to price. If your home is priced at $510k, those searching up to $500k will never find it. De-clutter and depersonalize are the two “D’s” of selling, i.e. you’ll get two of them if you don’t do them. Buyers have to imagine themselves living in this home. They will have a hard time with this if they keep staring at your family pictures or your dishes. It is important to keep the buyer in mind when selling. Also, your home should be well lit and smell fresh. It should excite people as they walk in. Smells and sight are two very important aspects (besides price, of course) to selling. They are the immediate sensory data that people receive. This is the best part of my job. I enjoy helping my clients make their home look and smell great! 3) Market, Market, and Market. I should say this again, market! Marketing is the single most important aspect to selling your home. This is what I specialize in. It is important to use multi-vector marketing to hone in on the likely demographic that will be purchasing your home. Vectors include: internet, newspapers, flyers, calling, open houses, networking, location dependent and independent variables, etc. I try to provide the most efficient methods of advertising for my clients, meeting their needs as well as those of the marketplace. The MLS hits thousands of buyers everyday. A properly configured listing is important. |
